The client

We work closely with Set Square Surveyors Ltd, who act on behalf of Capita for all their dilapidation and end of lease negations.

The design brief

Following a 25 year lease Capita were obliged to carry out dilapidation works to this building following an unsuccessful bid for a cash settlement

The building had not been occupied for 3 years and had many damp areas within the office areas which needed to be treated accordingly. All the toilets and kitchen had to be replaced. The Existing electrical installation needed considerable upgrade due to the damp; many light fittings failed the initial test inspection and had to be replaced. Toilet extract fans had seized, and water had penetrated the toilets ruining the flooring and laminate IPS systems.

Project delivery

As part of the scope the warehouse had to be fully stripped of all tenant alteration works and made good. The external cladding was no longer available so a suitable alternative was found and fitted. We employed a specialist repair company to carry out the refurbishment of the external window frames and window shutters.

All services including Gas, Fire, Water and Electrical services were tested and certified.
